If you’re not comfortable with a smaller space, this may not be the right property for your stay. • Parking: We offer a street parking pass that grants you parking around the townhome. **House Rules & Guest Rental Agreement** By booking and occupying this property, Guest acknowledges and agrees to abide by all House Rules set forth herein and assumes full responsibility for their own conduct, the conduct of their invitees, and any resulting liabilities as outlined in this Agreement. Smoking / Vaping - Smoking or vaping is strictly prohibited anywhere on the premises, including both the interior and exterior of the property. Guests / Visitors - People other than those in the registered Guest party may not stay overnight in the property. - Any other person on the property is the sole responsibility of the Guest. - The Homeowner has not represented this unit as an event facility; therefore, there is a limit of four (2) visitors at any one time (in addition to registered occupants). - At no time may any of these visitors remain overnight or assume any guest privileges whatsoever, including but not limited to the use of the kitchenette, shower, or other amenities. Parties / Events / Noise -Absolutely no parties or events are permitted. Violation of this rule will result in a $500 fine. - Quiet hours are from 10:00 PM to 8:00 AM and must be strictly observed. Pets - No pets are allowed on the premises. Violation of this rule will result in a $500 fine. Assumption of Risk / Liability - The Homeowner is not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or from others whom they invite to use the premises. Care of Property - Keep the property and all furnishings in good order. - Only use appliances for their intended uses. - This is a shoes-off home; Guests must remove shoes upon entry. - When bringing luggage upstairs, Guests must carry items one at a time to avoid scuffing the walls. Children - Guests are solely responsible for any and all necessary baby-proofing. - Children under the age of 18 must be supervised by an adult at all times. Internet Use - The use of the high-speed broadband internet connection is subject to the terms and conditions set forth by the service provider. - Guests are prohibited from engaging in any unlawful digital activity, including but not limited to digital piracy. Parking - One street parking pass is provided for Guest use. The Homeowner assumes no responsibility for loss, damage, citations, or any issues arising from the use of this pass or on-street parking. Housekeeping - There is no daily housekeeping service. - Linens and bath towels are included in the unit; however, daily maid service is not included in the rental rate. Rooftop Use (Seasonal) - Beginning October 1st, the rooftop will be winterized due to the rainy weather. If used, guests must place furniture covers back on the furniture to protect it from the elements. Mail & Deliveries - Mail and package delivery to the property is prohibited. Guests must arrange an alternate address for deliveries. Utilities / Energy - Guests must turn off heating and/or air conditioning when leaving the property for the day. Inventory / Damage Check - An inventory check is conducted before and after each stay. Guests will be held responsible for the cost of any items lost, stolen, or damaged. Guests must comply with the City of Seattle’s mandatory waste-sorting rules: - Trash (black bin): garbage only - Recycling (blue bin): clean cans, bottles, paper, and flattened cardboard - Compost (green bin): food scraps and yard waste Failure to follow city requirements may result in fines, which will be charged to the Guest. Personal Belongings - The Homeowner is not responsible for personal belongings left behind by Guests. It is the sole responsibility of the Guest to ensure all personal items are collected upon departure. The Homeowner does not assume any duty to locate, store, or ship forgotten items, and any such requests may be declined at the Homeowner’s discretion. Hazardous and Illegal Items - The Homeowner is not responsible for any hazardous, illegal, or unsafe items left behind by Guests, including but not limited to weapons, drugs, chemicals, or other toxic materials. Any such items discovered will be reported to the appropriate authorities or disposed of at the Homeowner’s discretion. Guests shall be solely responsible for any consequences arising from leaving such items on the premises.

Neighborhood

Central District is a residential Seattle neighborhood with lots of restaurants/bars nearby our home. It’s also a short walk or bus ride to the great restaurants, bars, and night life of the Capitol Hill neighborhood. Buses to downtown come every 10mins (ish) and the ride to the Pike Place Market or the Space Needle only takes about 15mins.

Guests will have access to the entire townhome and rooftop except for a locked supply closet.

We had a great stay at this Airbnb while in Seattle for a conference—it was exactly what we needed. The location made it easy to bop in and out between sessions without thinking twice, and the place itself was refreshingly straightforward: clean, comfortable, and fully equipped. Everything we expected was there, everything worked, and there were zero surprises, which is honestly the highest compliment when you’re traveling for work and just want things to be easy.

I spent four days and three nights in Matt's listing for a conference. It was in an easily accessible part of the neighborhood, close to public transit, nightlife, several restaurants. The room was perfect for one person and the area was very private. It was easy to enter and exit using the keypad and Matt was kindly very flexible about me checking in early since I had an early flight. He was very responsive if I had any questions. I would recommend Matt's listing for anybody looking to stay in Seattle and needing a place to act as their "home base."

Matthew's place was absolutely perfect- all the necessities in a cosy, immaculate space. Having a private bathroom and a washer/dryer was incredibly helpful. I only ran into Matthew a couple times- he was kind, friendly, and respectful. Five stars, would book again!

Matt’s place in the Central District was a perfect base for exploring Seattle. A pleasant 20-minute walk to Capitol Hill with easy transit access and cute local shops nearby. The neighborhood is quiet, and the white noise machine helped with any disturbances. The space was clean, with a brand-new bathroom, comfy bed, and plenty of closet space. Matt was super responsive, and communication was spot on. The complimentary beers were a nice touch! Finding the place was a bit tricky at first, but I figured it out quickly. Ideal for travelers who spend most of their time out and about—if you’re looking to cook and lounge, other options may be better. Highly recommend!

I had a wonderful stay! This place is ideal for solo travelers. Everything was very clean and well-stocked, and it was very convenient to have the fridge + W/D. The host was very friendly and responsive. The location was great, in a quieter neighborhood with bus stops nearby. It was easy to get to other parts of the city through transit. Would stay here again!

Find us

Seattle’s public transit is well-run. This home sits about a block from several bus lines that can take you just about anywhere in the city. If you have a car and would like free overnight street parking, please let us know before you check in. We have a guest parking permit that you can put in your car to use for the duration of your stay. Street parking in our area is usually pretty easy to find. The furthest we ever have to park is 1 block away. If we provide you our guest parking permit, please return it to us before you check out. Replacements are very expensive and we want to continue offering this to future guests.
