If you require a full dining table, this listing may not be the right fit. • The home has light filtering blinds, not black out, if you are a sensitive sleeper, you may want to pack a sleepmask. • Beginning October 1st, the rooftop will be winterized as the weather shifts. You’re welcome to enjoy it on sunny days, but please re-secure it once rain begins. This means covering the furniture and properly fastening the pergola. • For stays longer than 10 days, we require a mid-stay home cleaning for an additional $130. For stays longer than 20 days, we will require two mid-stay home cleanings for $130/each. • We do not provide an iron or ironing board, but we do have a hand steamer in the primary bathroom that you can use. • One parking pass will be made available only if the prior guest booking remembers to return the pass. If the pass is available it will be located on the kitchen table. Otherwise, there is parking in the neighborhood but guests will be responsible for following city parking rules. • This dwelling is a townhome and is not designed to accommodate individuals with disabilities. **House Rules & Guest Rental Agreement** By booking and occupying this property, Guest acknowledges and agrees to abide by all House Rules set forth herein and assumes full responsibility for their own conduct, the conduct of their invitees, and any resulting liabilities as outlined in this Agreement. Smoking / Vaping - Smoking or vaping is strictly prohibited anywhere on the premises, including both the interior and exterior of the property. Guests / Visitors - People other than those in the registered Guest party may not stay overnight in the property. - Any other person on the property is the sole responsibility of the Guest. - The Homeowner has not represented this unit as an event facility; therefore, there is a limit of four (4) visitors at any one time (in addition to registered occupants). - At no time may any of these visitors remain overnight or assume any guest privileges whatsoever, including but not limited to the use of the kitchenette, shower, or other amenities. Parties / Events / Noise -Absolutely no parties or events are permitted. Violation of this rule will result in a $500 fine. - Quiet hours are from 10:00 PM to 8:00 AM and must be strictly observed. Pets - No pets are allowed on the premises. Violation of this rule will result in a $500 fine. Assumption of Risk / Liability - The Homeowner is not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or from others whom they invite to use the premises. Care of Property - Keep the property and all furnishings in good order. - Only use appliances for their intended uses. - This is a shoes-off home; Guests must remove shoes upon entry. - When bringing luggage upstairs, Guests must carry items one at a time to avoid scuffing the walls. - Guests must wipe up any water that spills from the shower door to maintain cleanliness. - Guests must place a protective throw blanket on the sofa when wearing new or damp denim to avoid staining. - Only the provided silicone utensils may be used on non-stick cookware. Steel wool (located under the sink) may be used only on stainless steel pots, do not use them on the non-stick pans. - The living room is equipped with top-down, bottom-up blinds. Please use the wand located beside the sofa to adjust them. Do not stand on the sofa, mishandle the wand, or tamper with the blinds, as this may cause damage. Children - Guests are solely responsible for any and all necessary baby-proofing. - Children under the age of 18 must be supervised by an adult at all times. Internet Use - The use of the high-speed broadband internet connection is subject to the terms and conditions set forth by the service provider. - Guests are prohibited from engaging in any unlawful digital activity, including but not limited to digital piracy. Parking - One street parking pass is provided for Guest use. The Homeowner assumes no responsibility for loss, damage, citations, or any issues arising from the use of this pass or on-street parking. Housekeeping - There is no daily housekeeping service. - Linens and bath towels are included in the unit; however, daily maid service is not included in the rental rate. Rooftop Use (Seasonal) - Beginning October 1st, the rooftop will be winterized. Guests may enjoy it on sunny days but must re-secure it once rain begins. This includes covering the furniture and properly fastening the pergola. Mail & Deliveries - Mail and package delivery to the property is prohibited. Guests must arrange an alternate address for deliveries. Utilities / Energy - Guests must turn off heating and/or air conditioning when leaving the property for the day. Inventory / Damage Check - An inventory check is conducted before and after each stay. Guests will be held responsible for the cost of any items lost, stolen, or damaged. Guests must comply with the City of Seattle’s mandatory waste-sorting rules: - Trash (black bin): garbage only - Recycling (blue bin): clean cans, bottles, paper, and flattened cardboard - Compost (green bin): food scraps and yard waste Failure to follow city requirements may result in fines, which will be charged to the Guest. Personal Belongings - The Homeowner is not responsible for personal belongings left behind by Guests. It is the sole responsibility of the Guest to ensure all personal items are collected upon departure. The Homeowner does not assume any duty to locate, store, or ship forgotten items, and any such requests may be declined at the Homeowner’s discretion. Hazardous and Illegal Items - The Homeowner is not responsible for any hazardous, illegal, or unsafe items left behind by Guests, including but not limited to weapons, drugs, chemicals, or other toxic materials. Any such items discovered will be reported to the appropriate authorities or disposed of at the Homeowner’s discretion. Guests shall be solely responsible for any consequences arising from leaving such items on the premises.
