Good to know

Notes: - Parking is street parking out front. It is plentiful and free. - This is a lower level ADU with separate entrance from the backside of the home. You will walk along the side of the home to get to the unit. - There are long-term tenants that live upstairs. The units are completely separate and neither unit will have access to the other unit. - There are areas of the unit that are a 6ft clearance. Please keep this in mind if you are taller. - There is a kitchenette space with a mini-fridge, microwave, coffee machine, and basic dish ware and utensils. There is no sink or stove. - The entrance to the unit is in the back of the home. The Space - Living room with sofa, Smart TV, kitchenette (no sink or stove), and walk-in closet with basic boardgames. - Bedroom with Queen Sized bed, large walk-in closet, and desk space. - Ensuite bathroom with dual vanity, spa-tub, and stand up shower. - Second bathroom with laundry and stand up shower. - Backyard space with furniture (only available during Spring/Summer).

House rules

Garbage, Recycling, and Food Waste Rules: - All guests must abide by the local utility requirements for sorting their garbage from recycling. There are containers in the home for each type of waste. - Guests that do not follow the requirements will be fined $50 for each week the waste is put in the incorrect containers. - Garbage pick up happens from the alleyway each week. Do not move the bins. If bins are moved, resulting in a missed pickup, this will result in an excess charge of $100. - Extra garbage/recycling/food waste will incur a $100 per week charge per container. The property manager will send a funds request to the guests) with the credit card on file for every week where the waste sorting requirements are not followed. Additional Rules - Breaking any of these rules will result in a $500 fine:\ - There is one parking spot in the alleyway at the back of the house for a compact vehicle. If you have a larger vehicle or multiple vehicles, they need to be parked in the front of the home on the street. DO NOT block the garbage bins or neighbors garage. - All reservations must indicate an accurate number of people who will be staying in the house and only the numbers of guests indicated can stay the night. - Smoking: No smoking of any kind is allowed on the premises of the property. - Do not move any furniture. - Do not move the portable AC from the living room. - Pets: We are a strictly a No Pets household. - Strictly no parties or events in the home. - Children: Children under the age of 18 must be accompanied by an adult at all times. - Exterior camera has been installed outside the house but no cameras are located inside to maintain privacy. - No shoes in the house. - Quiet hours are from 10pm - 8am, be respectful to neighbors. - No package deliveries or mailbox access. - All guests must verify their identify with Airbnb by submitting a government ID and provide at least two forms of communication (e.g. phone and email). Terms of Stay: By booking this listing, you, the individual who booked ("Guest"), acknowledge and agree to be bound by the following terms and conditions, as outlined by the property owner ("Owner"), effective as of the reservation date ("Effective Date") on the Airbnb platform. Guest agrees to abide by the Rental Rules outlined in the Airbnb Listing at all times while at the property. Guest shall cause all members of the rental party to abide by the Rental Rules at all times while at the property. Quiet Hours, Guest Count, and Partying Policy: Quiet hours are between 10PM - 8AM PT. The maximum number of occupants staying at the property is 4. There is zero partying allowed at the property. Violation of these rules may result in immediate cancellation of the booking with no refund. Guest must be respectful of the neighbors while using the outdoor spaces at the property. Assumption of Risk and Liability: Guest acknowledges and agrees that use of the property is at the Guest's own risk. Owner shall not be held liable for any personal injuries, death, property damage, or other loss sustained by Guest or any member of Guest's party while on the property or due to any condition of the property. Indemnification and Hold Harmless: Guest agrees to indemnify and hold Owner harmless from and against any liability for personal injury, death, property damage, or other loss sustained by Guest or parties invited onto the property by Guest. Guest is responsible for all costs, attorney fees, expenses, and liabilities incurred as a result of any claim, proceeding, damage, cost, or expense arising from the use of the property. Insurance and Personal Property: Guest understands that the property owner's insurance does not cover the Guest's belongings or damage that Guest might cause to the property. Guest agrees that all personal property, furnishings, personal affects, and other items brought into the Property by Guest or their permitted guests and visitors will be at the sole risk of Guest with regard to any theft, damage, destruction, or other loss. Outdoor Activities and Games: No outdoor games or activities that involve balls or other projectiles are allowed on the property, including but not limited to football, volleyball, cricket, baseball, and other similar games. These activities can cause damage to the property's exterior, including windows, sidings, roof, and plants, and can also result in balls or game items going outside the property boundaries. Guest shall ensure that all outdoor activities are conducted in a safe and respectful manner and do not cause any damage to the property or disturb the neighbors. Owner Access and Inspection: Guest shall allow Owner access to the property for purposes of repair and inspection. Owner shall exercise this right of access in a reasonable manner. Acknowledgment of Unforeseen Circumstances: By booking and staying at the Airbnb property, Guest acknowledges and accepts that there may be circumstances outside of the Owner's control that could impact the stay. These circumstances include, but are not limited to, internet failures, mechanical equipment failures, weather conditions, natural disasters, power outages, or other unforeseen events. Owner shall not be held liable for any circumstances outside of their control that could impact the Guest's stay or health.

Karl was very proactive in communicating and instructions. Conveniently right outside of the city in a quiet neighborhood, my partner and i are driving to our new home across the country and felt safe leaving all of our belongings parked on the street. Just what we needed and if you’re lucky you get to see a super cute dog as you walk past the window of the main house.
