Kindly ensure that children are supervised at all times. **House Rules** • Absolutely NO parties or events (resulting in a $500 fine), adhere to quiet hours between 10pm-8am, refrain from smoking or vaping anywhere on the premises, including outdoor spaces, refrain from engaging in digital piracy, and kindly remove shoes before entering the home. • NO pets allowed. Failure to adhere to our pet free space will result in a $500 fine.

House rules

Garbage, Recycling, and Food Waste Rules: - All guests must abide by the local utility requirements for sorting their garbage from recycling and food waste. There are containers in the home for each type of waste. - Guests that do not follow the requirements will be fined $50 for each week the waste is put in the incorrect containers. - The garbage bins are located at the front of the home and are placed accordingly for city pick up. Pick up is on Wednesday, so it's best to bring your trash out on Tuesday evenings. Do not move them or a pickup will be missed, resulting in an excess charge of $100. - Extra garbage/recycling/food waste will incur a $100 per week charge per container. The property manager will send a funds request to the guests) with the credit card on file for every week where the waste sorting requirements are not followed. Additional Rules - Breaking any of these rules will result in a $1000 fine: - All reservations must indicate an accurate number of people who will be staying in the house and only the numbers of guests indicated can stay the night. - Vehicles: Up to two vehicles are permitted to park. Vehicles must be parked on the left side of the driveway and cannot be parked in the garage. The two spots on the right side of the driveway are for the lower unit guests. - Smoking: No smoking of any kind is allowed on the premises of the property. - Pets: We are a strictly a No Pets household. - Strictly no parties or events in the home. - Children: Children under the age of 18 must be accompanied by an adult at all times. - Exterior camera has been installed outside the house but no cameras are located inside to maintain privacy. - No shoes in the house. - Quiet hours are from 10pm - 8am, be respectful to neighbors and the downstairs guests. - No stays longer than 28 days. - No package deliveries or mailbox access. - All guests must verify their identify with Airbnb by submitting a government ID and provide at least two forms of communication (e.g. phone and email)

*Unit Access* This is a duplex, and you will be staying in the upper-level unit only. You’ll have full access to the upper floor and deck, the front yard, and the garage for laundry use (please note, the garage is not available for parking). The lower-level unit is completely separate and may be occupied during your stay. *Privacy and Shared Areas* While the two units do not share any indoor spaces and there is no access between them, you may occasionally see or hear guests from the other unit. We ask that all guests are respectful of each other’s space. You will have access to the front yard, while the lower-level unit has access to the back yard only. Lower-level guests will use the walking path on the left side of the home to access their unit. *Parking* You may park up to two vehicles on the left side of the driveway. The right side of the driveway is reserved for guests in the lower unit. Again, the garage is for laundry use only and is not available for parking.
