Our home is perfect for families, friends, or business travelers seeking a peaceful and stylish retreat. Conveniently located just 20 minutes from Downtown Seattle and SeaTac Airport, it’s within walking distance of Westwood Village’s grocery stores, shops, and eateries, as well as Roxhill and Fauntleroy Parks. This one-story home includes three bedrooms, each with a queen-sized bed and ample closet space. The bathroom is equipped with essentials, providing a rejuvenating experience. Enjoy the fully fenced front yard. Sip your morning coffee in the serene and quiet backyard. To help with the Seattle summer heat, we have installed a portable AC in the living room (please do not move it). We have also equipped each bedroom with tower fans. The well-equipped kitchen is ready for culinary adventures, complete with all the essentials needed to prepare delicious meals. For entertainment, we provide a Smart TV for you to sign in and access your favorite programming. No need to worry about laundry, as we offer a washer and dryer for your convenience. While our home is suitable for children and families, please be aware that it is not child-proofed. Ensure that children are supervised at all times. The owners are in the process of trying to sell the home, and so we only open the calendar for a maximum of 2-months out. This allows us to honor all bookings. Note the home will not be shown during your stay.

Other Details to Note

For stays longer than 10 days, we require a mid-stay home cleaning for an additional $160. For stays longer than 20 days, we will require two mid-stay home cleanings for $160/each. While we consider our home to be suitable for children and families, please be aware that it is not child-proofed. Kindly ensure that children are supervised at all times. A couple of considerations: - Outdoor Noise: Our outdoor space, while providing a wonderful place to relax, may experience some car noise. Light sleepers or guests sensitive to noise may want to consider this aspect when booking with us. - Fireplace is for decoration only. - No firepits/fires allowed anywhere on the property. - We have equipped each bedroom with tower fans to help with the Seattle heat, and AC in the living area. - The dryer is ventless and can take some time to dry clothes, and so we provide a clothes rack to hang dry clothes. **House Rules** - Absolutely NO parties or events (resulting in a $500 fine), adhere to quiet hours between 10pm-8am, refrain from smoking or vaping anywhere on the premises, including outdoor spaces, refrain from engaging in digital piracy, and kindly remove shoes before entering the home. - NO pets allowed. Failure to adhere to our pet free space will result in a $500 fine. - $25 guest fee per day for each guest beyond 4 guests. Maximum 6 guests allowed per stay.

Garbage, Recycling, and Food Waste Rules: - All guests must abide by the local utility requirements for sorting their garbage from recycling and food waste. There are containers in the home for each type of waste. - Guests that do not follow the requirements will be fined $50 for each week the waste is put in the incorrect containers. - Garbage pick up happens Wednesday early morning, so bins can be taken out Tuesday night and brought back in Wednesday morning. Bins are in side yard abutting the driveway. A missed pickup will result in an excess charge of $100. - Extra garbage/recycling/food waste will incur a $100 per week charge per container. The property manager will send a funds request to the guests) with the credit card on file for every week where the waste sorting requirements are not followed. Additional Rules - Breaking any of these rules will result in a $500 fine: - The regular nightly rate covers 4 guests. Additional guest fees are $25 per person per night, up to a maximum of 6 guests. All reservations must indicate an accurate number of people who will be staying in the house and only the numbers of guests indicated can stay the night. - Smoking: No smoking of any kind is allowed on the premises of the property. - Do not move any furniture. - Do not move the portable AC from the living room. - Pets: We are a strictly a No Pets household. - Strictly no parties or events in the home. - Children: Children under the age of 18 must be accompanied by an adult at all times. - Exterior camera has been installed outside the house but no cameras are located inside to maintain privacy. - No shoes in the house. - Quiet hours are from 10pm - 8am, be respectful to neighbors. - No stays longer than 28 days. - No package deliveries or mailbox access. - All guests must verify their identify with Airbnb by submitting a government ID and provide at least two forms of communication (e.g. phone and email) **If you defecate or urinate anywhere besides the toilet in the bathroom (including the exterior of the home), a $1000 hazard cleaning and inconvenience fee will be applied** Terms of Stay: By booking this listing, you, the individual who booked ("Guest"), acknowledge and agree to be bound by the following terms and conditions, as outlined by the property owner ("Owner"), effective as of the reservation date ("Effective Date") on the Airbnb platform. Guest agrees to abide by the Rental Rules outlined in the Airbnb Listing at all times while at the property. Guest shall cause all members of the rental party to abide by the Rental Rules at all times while at the property. Quiet Hours, Guest Count, and Partying Policy: Quiet hours are between 10PM - 8AM PT. The maximum number of occupants staying at the property is 8. There is zero partying allowed at the property. Violation of these rules may result in immediate cancellation of the booking with no refund. Guest must be respectful of the neighbors while using the outdoor spaces at the property. Assumption of Risk and Liability: Guest acknowledges and agrees that use of the property is at the Guest's own risk. Owner shall not be held liable for any personal injuries, death, property damage, or other loss sustained by Guest or any member of Guest's party while on the property or due to any condition of the property. Indemnification and Hold Harmless: Guest agrees to indemnify and hold Owner harmless from and against any liability for personal injury, death, property damage, or other loss sustained by Guest or parties invited onto the property by Guest. Guest is responsible for all costs, attorney fees, expenses, and liabilities incurred as a result of any claim, proceeding, damage, cost, or expense arising from the use of the property. Insurance and Personal Property: Guest understands that the property owner's insurance does not cover the Guest's belongings or damage that Guest might cause to the property. Guest agrees that all personal property, furnishings, personal affects, and other items brought into the Property by Guest or their permitted guests and visitors will be at the sole risk of Guest with regard to any theft, damage, destruction, or other loss. Outdoor Activities and Games: No outdoor games or activities that involve balls or other projectiles are allowed on the property, including but not limited to football, volleyball, cricket, baseball, and other similar games. These activities can cause damage to the property's exterior, including windows, sidings, roof, and plants, and can also result in balls or game items going outside the property boundaries. Guest shall ensure that all outdoor activities are conducted in a safe and respectful manner and do not cause any damage to the property or disturb the neighbors. Owner Access and Inspection: Guest shall allow Owner access to the property for purposes of repair and inspection. Owner shall exercise this right of access in a reasonable manner. Acknowledgment of Unforeseen Circumstances: By booking and staying at the Airbnb property, Guest acknowledges and accepts that there may be circumstances outside of the Owner's control that could impact the stay. These circumstances include, but are not limited to, internet failures, mechanical equipment failures, weather conditions, natural disasters, power outages, or other unforeseen events. This home was as beautiful as pictured and very comfortable. The host was very responsive and kind enough to work with us when we extended our trip! If we ever come back we’d love to stay here again. Neighborhood is very quiet and extremely walkable. Department stores, grocery store, coffee, food, within a 10 minute walk.
