Thank you for taking a moment to read through them. 🚭 Smoke-free home • To keep the space fresh and clean for all guests, smoking and vaping are not permitted anywhere on the property — indoors or outdoors. We appreciate your understanding! 👥 Guests & visitors • Overnight stays are for your registered party only — we aren't able to accommodate additional overnight guests. • You're welcome to have visitors during the day, but please keep it to 4 visitors at a time in addition to your group. Visitors may not use the kitchenette, shower, or other amenities, and all visitors must leave before the end of the day. • You're responsible for making sure your visitors are aware of these guidelines — thanks for helping us look out for the space! 🎉 Noise & gatherings • This is a residential home, not an event space, so parties and events aren't permitted. $500 fine • We ask that you observe quiet hours from 10 PM to 8 AM out of respect for the neighbors — thank you! 🐾 Pets • We love animals, but unfortunately pets are not allowed at this property due to allergies and prior damage concerns. $500 fine 🏠 Caring for the home • Please remove your shoes at the door — there's a spot set up just for that! • When bringing luggage upstairs, carry items one at a time to avoid scuffing the walls. • For cooking: only silicone utensils on non-stick cookware please. Steel wool (under the sink) is fine for stainless steel pots and pans only — not for non-stick. • The home has electric blinds with a remote — please use it! Manually adjusting them can cause damage. • Please use all appliances as intended and keep the home and furnishings in good order. 👶 Children • We want little ones to have a great stay too! Guests are responsible for any baby-proofing needed, and children under 18 should be supervised by an adult at all times. 🌐 Wi-Fi & internet • Enjoy the high-speed internet! We just ask that you use it lawfully — digital piracy and other unlawful activity are not permitted per our service provider's terms. 🚗 Parking • You have one free off-street parking spot — enjoy it! Additional vehicles are welcome to use Seattle street parking per city rules. Please note the homeowner isn't able to take responsibility for on-street parking issues. 🧹 Housekeeping • The home is all set up with linens and bath towels for you. There's no daily housekeeping service during your stay, so please treat the space as you would your own home. 🌤 Rooftop (seasonal) • The rooftop is a lovely spot to enjoy on sunny days! Starting October 1st it's winterized for the season. If you head up and rain starts, please cover the furniture and fasten the pergola before heading back down — the space will thank you. 📦 Mail & packages • Please don't have mail or packages delivered to the property during your stay — we'd love for you to arrange an alternate address if you're expecting anything. 💡 Energy • To keep things eco-friendly and efficient, please turn off heating and air conditioning when you head out for the day. Every little bit helps! 🎨 Inventory & artwork • We do a quick inventory check before and after each stay. Guests are responsible for any items that are lost, damaged, or stolen during their visit, including artwork — which will be valued and charged at full replacement cost. ♻️ Recycling & waste sorting • Seattle has mandatory waste sorting — here's the quick guide: • Black bin — trash/garbage • Blue bin — recycling (clean cans, bottles, paper, flattened cardboard) • Green bin — compost (food scraps and yard waste) • City fines for non-compliance will be passed on to guests, so thank you for helping us sort correctly! 🎒 Personal belongings • Before you check out, do a quick sweep for personal items! The homeowner isn't able to take responsibility for belongings left behind, and retrieval or shipping requests may not always be possible. ⚠️ Safety & legal compliance • By accepting your reservation, you agree that all guests assume responsibility for their own safety and wellbeing while on the premises. The homeowner is not liable for accidents, injuries, or loss of personal items. • Please do not leave any hazardous, illegal, or unsafe items on the property. Had a great stay here — everything was exactly as described (if not better). The space was clean, comfortable, and well-maintained, and the overall experience felt seamless from start to finish. The location was super convenient, and check-in/check-out was easy and stress-free. You can tell a lot of care goes into hosting here. Would absolutely stay again and highly recommend to others!

Such a beautiful space, open and airy, floor to ceiling windows make it spectacular. Stroll to the heart of Capitol Hill while still feeling like we’re in a peaceful neighborhood spot. Well stocked all around. Don’t forget the rooftop deck with the amazing views. First time staying in Capitol Hill, would love to stay again!

This place is a ‘must say in’ if you are visiting Seattle. The decor and amenities of the house were amazing and somehow still got second place to a fantastic location. When we visit Seattle again, we are definitely staying here :)

I’m very grateful that I got to stay here. The location is perfect, everything is brand new inside and out and anything you’d need to use the home for is thoughtfully accounted for. Automatic controllable blinds, heated bathroom tile, great level-specific heating or cooling, a dedicated office space, great art all over the walls and even the ability to change the hue of the smart lighting accent that gives a great aesthetic (especially at night)! You can walk to so many great food and essential places and get back within 10 minutes for most pickup orders, it’s in the perfect location and the view of the Space Needle and mountains on a clear day is spectacular. Recommended 10/10, need I say more?
