Early check-in and late check-out are available (subject to availability) for a small additional fee, as they require special coordination with our cleaning team. Simply request the upgrade, and we’ll send you a quick link to our Guest Portal where you can secure extra time to relax and enjoy your visit. • For stays longer than 10 days, we require a mid-stay home cleaning for an additional $140. For stays longer than 20 days, we will require two mid-stay home cleanings for $140/each. • The home is equipped with electric blinds. You will need to be comfortable using a remote to adjust. • One free off-street parking spot is provided, along with an EV charger for use. Additional vehicles will need to adhere to Seattle's street parking rules. • This dwelling is a townhome and is not designed to accommodate individuals with disabilities. House Rules

**House Rules & Guest Rental Agreement** By booking and occupying this property, Guest acknowledges and agrees to abide by all House Rules set forth herein and assumes full responsibility for their own conduct, the conduct of their invitees, and any resulting liabilities as outlined in this Agreement. Smoking / Vaping - Smoking or vaping is strictly prohibited anywhere on the premises, including both the interior and exterior of the property. Guests / Visitors - People other than those in the registered Guest party may not stay overnight in the property. - Any other person on the property is the sole responsibility of the Guest. - The Homeowner has not represented this unit as an event facility; therefore, there is a limit of four (4) visitors at any one time (in addition to registered occupants). - At no time may any of these visitors remain overnight or assume any guest privileges whatsoever, including but not limited to the use of the kitchenette, shower, or other amenities. Parties / Events / Noise -Absolutely no parties or events are permitted. Violation of this rule will result in a $500 fine. - Quiet hours are from 10:00 PM to 8:00 AM and must be strictly observed. Pets - No pets are allowed on the premises. Violation of this rule will result in a $500 fine. Assumption of Risk / Liability - The Homeowner is not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or from others whom they invite to use the premises. Care of Property - Keep the property and all furnishings in good order. - Only use appliances for their intended uses. - This is a shoes-off home; Guests must remove shoes upon entry. - When bringing luggage upstairs, Guests must carry items one at a time to avoid scuffing the walls. - Only the provided silicone utensils may be used on non-stick cookware. Steel wool (located under the sink) may be used only on stainless steel pots and pans, do not use them on the non-stick pans. - The home is equipped with electric blinds. Please use the remote to adjust them. Do not tamper with the blinds, as this may cause damage. Children - Guests are solely responsible for any and all necessary baby-proofing. - Children under the age of 18 must be supervised by an adult at all times. Internet Use - The use of the high-speed broadband internet connection is subject to the terms and conditions set forth by the service provider. - Guests are prohibited from engaging in any unlawful digital activity, including but not limited to digital piracy. Parking - One free off street parking spot is provided for Guest use. Additional vehicles must abide to Seattle City street parking rules. The Homeowner assumes no responsibility for loss, damage, citations, or any issues arising from on-street parking. Housekeeping - There is no daily housekeeping service. - Linens and bath towels are included in the unit; however, daily maid service is not included in the rental rate. Rooftop Use (Seasonal) - Beginning October 1st, the rooftop will be winterized. Guests may enjoy it on sunny days but must re-secure it once rain begins. This includes covering the furniture and properly fastening the pergola. Mail & Deliveries - Mail and package delivery to the property is prohibited. Guests must arrange an alternate address for deliveries. Utilities / Energy - Guests must turn off heating and/or air conditioning when leaving the property for the day. Inventory / Damage Check - An inventory check is conducted before and after each stay. Guests will be held responsible for the cost of any items lost, stolen, or damaged. Artwork - Any damage or stolen artwork will be paid for by the guest in full. Guests must comply with the City of Seattle’s mandatory waste-sorting rules: - Trash (black bin): garbage only - Recycling (blue bin): clean cans, bottles, paper, and flattened cardboard - Compost (green bin): food scraps and yard waste Failure to follow city requirements may result in fines, which will be charged to the Guest. Personal Belongings - The Homeowner is not responsible for personal belongings left behind by Guests. It is the sole responsibility of the Guest to ensure all personal items are collected upon departure. The Homeowner does not assume any duty to locate, store, or ship forgotten items, and any such requests may be declined at the Homeowner’s discretion. Hazardous and Illegal Items - The Homeowner is not responsible for any hazardous, illegal, or unsafe items left behind by Guests, including but not limited to weapons, drugs, chemicals, or other toxic materials. Any such items discovered will be reported to the appropriate authorities or disposed of at the Homeowner’s discretion. Guests shall be solely responsible for any consequences arising from leaving such items on the premises.

The space was beautiful and clean. Everything was very well documented for making the most of the home. It was in close proximity to restaurants and the light rail was just down the street. 10/10 would recommend.

Such a beautiful space, open and airy, floor to ceiling windows make it spectacular. Stroll to the heart of Capitol Hill while still feeling like we’re in a peaceful neighborhood spot. Well stocked all around. Don’t forget the rooftop deck with the amazing views. First time staying in Capitol Hill, would love to stay again!

This place is a ‘must say in’ if you are visiting Seattle. The decor and amenities of the house were amazing and somehow still got second place to a fantastic location. When we visit Seattle again, we are definitely staying here :)

I’m very grateful that I got to stay here. The location is perfect, everything is brand new inside and out and anything you’d need to use the home for is thoughtfully accounted for. Automatic controllable blinds, heated bathroom tile, great level-specific heating or cooling, a dedicated office space, great art all over the walls and even the ability to change the hue of the smart lighting accent that gives a great aesthetic (especially at night)! You can walk to so many great food and essential places and get back within 10 minutes for most pickup orders, it’s in the perfect location and the view of the Space Needle and mountains on a clear day is spectacular. Recommended 10/10, need I say more?
