I hope you have a relaxing, pleasant and enjoyable stay. To make your entire stay a pleasant one and to avoid surprises upon check out, please review the following House Rules that are part of your contract agreement. CLEANING FEE: The cleaning fee covers things such as sanitizing bathrooms, dusting, laundry for linens, making beds and similar duties. It does not cover clean up from parties, excessive trash, piles of dishes, etc. If the house is left in disarray, labor is charged at $80/hour to return the house to rentable condition. NO SMOKING: No smoking / vaping - of anything including cigarettes, cigars, pot, pipes, etc - anywhere on the premises including the yards or driveway, period. The house is low allergen, pet and smoke free. Upon determination that smoking has occurred in the house, you hereby agree to be charged and pay a non-refundable $500 fee for decontaminating, fumigating and cleaning. NO PETS / ANIMALS: Thank you for your understanding as the home is an allergen-free environment. TRASH AND RECYCLING: Please follow Seattle's strict recycling, trash and food waste program. Specifics are clearly posted in the kitchen and bins are labeled. If you stay over a Monday night, you are responsible for putting out the trash/recycling for Tuesday AM pick up. NOISE: STRICT NOISE CURFEW 10PM TO 8AM This is a quiet residential neighborhood. Absolutely no parties, loud music, etc. Seattle Municipal Codes reminders are posted prominently in the house but if Seattle Police are called you could be fined $500 from the city. VISITORS: Visitors to the house not included in the guest count in this agreement must be pre-authorized (just text or email, response is quick!) There can be no more than four people in the house. Visitors must leave the premises by 10pm weekdays, 11pm weekends and under no circumstances should visitors stay overnight. FIRES: Positively no fires in the fireplace or ornamental wood burning stove due to insurance and safety reasons, and to maintain a low allergen premises. If a fire has occurred or smoke smell is present in the home after your stay, you agree to pay for Chem-Dry or other fumigation and smoke mitigation measures, which can be $750 or more. Thank you for your understanding. FURNITURE, FIXTURES, ROOM DECOR and DAMAGES: We have furnished the house with designer quality goods, furniture and fixtures for your enjoyment. Please treat the premises as you would being a guest in anyone's home - use coasters for drinks, if you move something put it back where you found it, etc. Please familiarize yourself with Airbnb's damage and insurance policy, you are responsible for any damages to the premises. MACBOOK PRO for Guest Use: There is an older model Macbook Pro available for guest use (internet browsing, webmail, etc). While its a laptop, do not remove from premises for any reason. Please consider this a "bonus", not a guaranteed amenity when booking! DEPARTING THE HOUSE: Please LEAVE THE HOME IN A SIMILAR CONDITION AS YOU FOUND IT - a good rule of thumb is to tidy up as you would leaving a friend's or family member's house. Please remember: - Hand wash pots & pans, and start the dishwasher using dish washer machine soap (not liquid dishwashing soap!) before departing. - If you moved anything, put it back where you found it. - If anything was broken, scratched, damaged etc during your stay please let me know. MISC: I want your stay to be peaceful and uninterrupted. With the volume of bookings, it may sometimes be necessary to schedule a yard cleaning service or other maintenance during "business hours" between 9am - 5pm Monday to Friday. If a service is required during your stay you will be given at least 24 hours advance notice, notwithstanding emergencies. While we consider our home child-friendly, all those under 18 must be accompanied by an adult at all times.
